Moving to World Golf Village, Florida
World Golf Village is not one community with one fee. It is a cluster of neighbourhoods off I-95 at exit 323, and the yearly CDD assessment on the county tax bill runs from nothing in the older condo sections to about $3,210 in Murabella. We pulled the 2025 tax bills and each district's budget so you can see which is which.

World Golf Village at a glance
Where it is: West of I-95 at exit 323, where International Golf Parkway meets State Road 16, in St. Johns County. ZIP 32092. About twenty minutes south of Omer's office at Keller Williams St. Johns.
World Golf Village grew up in the late 1990s and 2000s around the World Golf Hall of Fame, which has since moved to Pinehurst, North Carolina. What remains is a residential area of separate neighbourhoods, each with its own association, and some with their own community development district: golf-course condos and villas near the old Hall of Fame site, single-family neighbourhoods such as Heritage Landing and Murabella along State Road 16, and townhome sections such as Segovia.
Prices here generally sit below Nocatee and the northern St. Johns communities, which is much of the appeal. The catch is that the annual carrying cost can differ by $3,000 between two homes a mile apart, and several listing sites we checked showed "no CDD" for homes whose county tax bill carries one.
The number that decides it
The CDD, neighbourhood by neighbourhood
A community development district (CDD) is a public special district that paid for roads, water and amenities with bonds and now maintains them. Its yearly assessment appears on the St. Johns County tax bill as a non-ad-valorem line, with two parts: operations, which continues as long as the district runs the amenities, and debt service, which ends when the bonds are repaid. In World Golf Village each neighbourhood sits in a different district, or in none.

The pattern matters more than any single figure. Heritage Landing's operations share is rising (up $154.58 for FY2027) because the district runs a staffed amenity centre, while its debt line is fixed. Murabella's total has been level, and most of it is bond repayment that will end when the bonds mature; ask for the payoff figure if you plan to stay long. Segovia's CDD is small because the townhomes share a district built mainly for the commercial land around the interchange.
HOA dues come on top — and differ by section
Every neighbourhood here also has a homeowners' association with its own dues, separate from the CDD and not on the tax bill. They cover different things: in Segovia the association handles lawn care and has recently re-roofed and re-stuccoed the buildings; in the single-family neighbourhoods it maintains entrances, common areas and covenants, while the pool and clubhouse are run by the CDD.
Dues quoted on listing sites are often out of date or show only the master association. Ask the seller for the current budget and an estoppel letter for the specific address; it states the exact dues, any special assessment and anything owed.
What homes sell for
Over the three months to August 2026 the median sale price in World Golf Village was $462,000, up 1.4% on the year, at about $210 per square foot, with homes taking a median of 72 days to sell (Redfin market data). That covers everything from Segovia townhomes around $300,000 to larger single-family homes above $700,000 in Murabella, so the median says little about any one street.
Omer prepares the monthly number for every home before you tour it: principal and interest, the property tax you would pay after the sale (about 13.47 mills in 2025 on the bills we checked, before exemptions), homeowners and any flood insurance, HOA dues and the CDD line. If the house has a fatal flaw, you hear it before you drive out.
Schools and flood zones: check the address, not the community
Listings we reviewed in Murabella and Segovia show Mill Creek Academy (K-8) and Tocoi Creek High School in the St. Johns County School District. Zones are set by address and the district approved changes for 2026-27, so confirm the exact address in the district's locator before you rely on it. This site publishes no school ratings.
World Golf Village is inland, but it is built among wetlands, creeks and stormwater ponds. Many lots are in FEMA Zone X, where flood insurance is optional; lots backing onto preserve or water can fall in a special flood hazard area where the lender requires a policy. Look up the specific parcel before you write an offer.

District boundaries do not follow the "World Golf Village" name, so the tax bill for the exact parcel is the only reliable answer. Omer checks it for every home he sends you.

Does World Golf Village have a CDD?
Some of it does. The area is made up of separate neighbourhoods and each sits in a different community development district or in none. On the November 2025 St. Johns County tax bills, Heritage Landing homes carried $2,379.69 (Heritage Landing CDD), Murabella homes about $3,210 (Turnbull Creek CDD), Segovia townhomes $819.20 (World Commerce CDD), while the condo sections near the former Hall of Fame showed no CDD at all.
How much is the CDD in Murabella?
For most homes in Murabella the Turnbull Creek CDD assessment on the 2025 tax bill was $3,210.37 (phase 2) or $3,234.21 (phase 1): $1,694.44 for operations and the rest bond repayment. The district adopted the same amounts for fiscal year 2027. A handful of lots whose bonds were partly paid off pay about $2,460 to $2,500.
How much is the CDD in Heritage Landing?
The Heritage Landing CDD assessment was $2,379.69 per home on the November 2025 bill: $1,400.06 for operations and $979.63 for the Series 2015 bonds. For fiscal year 2027 the district adopted $2,534.27, an increase of $154.58, all of it on the operations side that runs the amenity centre.
Why do listing sites say "no CDD" when the tax bill shows one?
Listing portals fill the CDD field from agent input or old data, and in World Golf Village several we checked showed no CDD for homes in Murabella and Segovia whose county bills carry one. The St. Johns County Tax Collector's bill for the specific parcel is the only reliable source; the CDD appears there under "Non-Ad Valorem".
Is the CDD paid monthly?
No. It is billed once a year on the county property tax bill in November, together with the property tax. If you pay the whole bill in November you get a 4% discount; if you have a mortgage with an escrow account, the lender collects it monthly and pays the bill for you.
Is World Golf Village in a flood zone?
Much of it is FEMA Zone X, where flood insurance is optional, but the area is built around wetlands, creeks and stormwater ponds and some lots fall in a special flood hazard area where a lender will require a policy. Designation is set parcel by parcel, so check the specific address at the FEMA Flood Map Service Center before making an offer.
How World Golf Village compares nearby
Buyers looking here usually also compare St. Augustine, Shearwater, Durbin Crossing and Nocatee. World Golf Village generally costs less to buy, and its CDDs are older with smaller bonds than the newest communities further north.
