Durbin Crossing is a large established master-planned community of roughly 2,324 homes, built out across a range of product types from townhomes to 83-foot lots. Two amenity centers, extensive trails and St. Johns County schools are the usual draws.
What sets it apart financially is that its CDD assessment splits close to evenly between operations and bond debt — which means roughly half the bill continues indefinitely even after the bonds are repaid. That is a different long-term picture from neighbouring communities, and it is not visible in the listing price.

What the CDD actually costs
A CDD assessment has two halves and most listings mention only one. Operations and maintenance runs the amenities and common areas, and renews every year for as long as the district exists. Debt service repays the bonds that built the roads, drainage and utilities, and it ends when those bonds mature. Both appear on the St. Johns County tax bill.

The district adopted its FY2027 budget with no change to the operations portion — a 0% year-over-year change across every lot type. That is a decision the board makes annually, not a guarantee.
Why two houses a street apart differ by $1,700
The district divides costs using an ERU factor — an equivalent residential unit. A 53-foot lot is the baseline at 1.00, a townhome sits at 0.63, an 80-foot lot at 1.53. Your share of both the operating budget and the bond repayment scales with that factor.
This is why the figure repeated online — that Durbin Crossing CDD is “about $2,000” — is accurate for exactly one product type out of seven.

A 53-foot lot, the district's baseline, pays $2,642.09. Each total combines an operations and maintenance portion with a debt service portion repaying the community's infrastructure bonds.
Does the Durbin Crossing CDD fee ever go away?
Partly. The debt service portion ends when the bonds that funded the roads, drainage and utilities are repaid. The operations and maintenance portion continues for as long as the district exists, because it pays to run the amenities and common areas. The district manager can confirm how many years of debt service remain on a given parcel.
Is the CDD fee included in the property tax bill?
Yes. In St. Johns County the CDD assessment appears on the annual tax bill as a non-ad-valorem assessment, separate from ad valorem property tax, and for most buyers it is collected through mortgage escrow along with taxes and insurance.
Will my property taxes go up after I buy in Durbin Crossing?
Usually. Florida's Save Our Homes cap limits annual increases for the current owner, not for a new buyer. The year after closing the county reassesses at market value and your homestead cap starts fresh from there. A tax amount shown on a listing reflects the seller's capped value, not what you will pay.
