Why this site does not rank neighborhoods

You will not find "best neighborhood" lists, school ratings, safety scores or crime commentary anywhere on this site. That is deliberate, and it is not evasion.

Steering — guiding a buyer toward or away from an area based on the characteristics of the people who live there — is unlawful, and it happens most often through language that sounds helpful. Descriptions like "good area", "family neighborhood" or "up and coming" carry exactly that freight, whether or not the agent intends it.

So instead of opinions, every area guide gives you the measurable, verifiable facts and links you straight to the source: drive times, the official school-district attendance-zone locator, the FEMA flood map, the county property appraiser and tax estimator, and HOA and CDD obligations. Those are the things an agent can and should tell you about. Where you want to live is your decision, and visiting an area at different times of day will tell you more than any description written by someone else.

What Omer will and will not answer

Will: what a property costs to own, what the flood zone is, what the CDD assessment covers, which attendance zone an address falls in, what comparable homes sold for, what the HOA documents restrict.
Will not: whether a neighborhood is "safe", "good", "improving", or right for a particular kind of family. Those are steering, and any agent who answers them is doing you a disservice.
