Northeast Florida is a dozen different housing markets wearing one name. This page exists to make the differences legible before you get on a plane.

If you have never lived in Florida, three things are probably not on your list yet, and all three change what a home actually costs you every month: flood zone, insurance, and CDD assessments. A house that looks 15% cheaper can cost more to own than the one next to it in a different community.

The guides below are built around that. Each one gives you distances, the official school-district locator, the county tax estimator and the FEMA flood lookup, so you can verify everything yourself rather than take anyone’s word for it — including mine.

You will not find neighborhood rankings or judgements anywhere on this site. A licensed agent must not steer buyers toward or away from areas — it is a Fair Housing obligation — and second-hand impressions are a poor way to choose where to live in any case. Every guide links to the official county and federal sources instead, so you can research it directly. Visiting at different times of day tells you more than any description could.
