RiverTown is a riverfront master-planned community built along the St. Johns River, with a riverfront amenity complex, trails and a town-center district. Its position on the river is the defining feature and it changes both the lifestyle and the insurance picture compared with inland St. Johns County.
Financially the thing to understand first is that the community spans three independent community development districts, not one. Each has its own board, its own budget and its own assessment schedule.

What the CDD actually costs
RiverTown contains Rivers Edge CDD, Rivers Edge II CDD and Rivers Edge III CDD. Which one a lot sits in is determined by where it is in the community, not by what the house looks like, so two similar homes can carry different assessments. The schedule below is the Rivers Edge (I) district, covering 1,518 units. The other two publish separately.

Every lot type rose 11% this year. A 70-foot lot pays $279 more than last year. If you are budgeting from a figure quoted in 2025, it is now low — and a lender who used last year's tax bill at pre-approval has understated your escrow.
Why it rose, and whether it will again
An assessment moves for two reasons. The operations budget changes when the cost of running amenities and common areas changes. The debt service portion is fixed by the bond amortisation schedule and generally does not move unless bonds are refinanced or new ones issued.
Rivers Edge carries three bond series — Series 2016 covering 646 units, Series 2018 covering 396, and Series 2018A1 and A2 covering 476. An increase spread evenly across every lot type, as this one is, points to the operating side rather than the debt side.
Nobody can promise what next year's board will adopt. What you can do is read the trend: pull the last three adopted budgets from the district and look at the direction. For comparison, Durbin Crossing adopted FY2027 with a 0% change — same county, same year, very different decision.
