The approach
Most people don’t need to be sold a house. They need someone who will tell them the truth about a neighborhood, read a comparable-sales report honestly, notice the CDD fee buried on page nine, and pick up the phone when they call.
Before real estate, I worked in wholesaling, which means I learned to look at property the way an investor does: what it costs, what it needs, what it’s actually worth, and where the risk hides. I bring that same discipline whether you’re buying your first home in Mandarin, selling a place in San Marco, or comparing floor plans in Nocatee.
I’m also studying Business Management at the University of North Florida, and I’m building this career for the long term.

From the historic streets of Riverside to the golf-cart paths of Nocatee, Northeast Florida is really a dozen housing markets wearing one name.
The process
Twenty minutes on the phone or over coffee. What you want, what you’re worried about, what your timeline and financing really look like. No pressure, no presentation deck.
Buyers get a target list and a search strategy. Sellers get pricing analysis, a preparation punch list and a marketing plan. Relocating clients get an area comparison built around their commute and budget.
I pre-screen. If a listing has a fatal flaw (flood zone, a CDD fee that breaks your budget, a roof at end of life), you hear it before you drive there, not after.
Price is one lever. Repairs, closing costs, rate buy-downs, timelines, appraisal terms and inspection windows are others.
Inspections, appraisal, title, lender deadlines, walkthrough. I stay on it, and I’m still here for the contractor referral you need eight months later.
You do not have to be ready to list or ready to buy. Most useful conversations start with one specific question: what a street actually costs to own once taxes, insurance and the CDD assessment are counted, or what your house would realistically sell for this month.
