What usually surprises people
The closing is run by a title company
Not a notary in the European sense. A title company searches the record, insures the title, holds the deposit in escrow and disburses the money at closing. Your deposit does not go to the seller.
The inspection period is your protection
A defined window after the contract in which you can inspect and, depending on the contract, renegotiate or withdraw. It is short, it is strict, and it is the single most important date to understand before you sign.
Property tax is reassessed when you buy
The seller's current tax bill is not what you will pay. Their homestead exemption and the Save Our Homes cap do not transfer. Use the county estimator with your expected purchase price.
Credit history and lenders
A short US credit history does not automatically rule out financing. Programmes differ by lender rather than by state, and some lenders work with newcomers routinely. Omer will introduce you to lenders who do — he will not guess at your eligibility.
