Where it is: The Atlantic coast of eastern Duval County — three separate small cities, plus Mayport, about 18 miles east of downtown Jacksonville.
“The Beaches” is not one place. Jacksonville Beach, Neptune Beach and Atlantic Beach are three independent municipalities with their own city halls, their own codes and their own characters, sitting end to end along the same shoreline. Jacksonville Beach is the largest and busiest, with the pier, the bars along 1st Street and most of the events. Neptune Beach is small and residential. Atlantic Beach is quieter still, with more tree cover and a marsh side.
The practical difference for a buyer is regulatory, not scenic. Short-term rental rules, parking rules, height limits and permitting all vary by city, and they matter enormously if you are buying an investment property or planning to renovate. J. Turner Butler Boulevard (SR 202), Atlantic Boulevard (SR 10) and Beach Boulevard (US 90) all run east–west to the Southside and I-95. The eastbound evening commute is the slow one. Summer weekends and event days add real time to every beach approach.

HOA & CDD
